After much excitement on the high speed rails and publicity of new launch condos at Jurong for the last 2 weeks,  URA has also firm up that Paya Lebar Central will be the major commercial centre due its city fringe location. The Paya Lebar Central site makes up of two adjacent parcels separated by Sims Avenue and the Geylang Canal. As part of the decentralization plans in URA’s Masterplan to bring jobs closer to homes, and reduce congestion in Central Business District and reduce travelling times to and from the city centre, more than half approximately
90,000 square metres (sqm) will be reserved for office space. Therefore, the increase in people traffic working in Paya Lebar Central will also provide additional rental pool to new launch condos like Sims Urban Oasis, Tre Residences and Botanique at Bartley in the vicinity, thus also potential capital appreciation for investors who had bought those developments. Also, 29,000 sqm will be set aside for about 440 private homes and more than 40,000 sqm will be used for a shopping mall. The 3.9hectare site has a total gross floor area of 165,000 sqm.
